“I recently ended a lease with them of a year long. I would advise against renting with them as they are very carefully worded in their contracts so that tenants cannot do anything about getting their full refund. The location itself had employees that were very helpful but the person assigned to manage my specific property was useless when it came to answering any questions I had ever asked. Mostly never responding. I was charged a cleaning fee of 250 for the carpet when I had the entire thing covered in an insulated mat my entire stay and I left it better than I received it. I was also charged 750 for the paint even after I filled every hole with sparkle. Also a cleaning fee of 150. I had some charges that were fair and that was fine but the paint and carpet cleaning were unreal. Never again. Attached is how I left the property, better than I received it.”

“This is my second time at Avalon Burbank, for a total of 4 years between them. 10 years later the quality and amenities didn’t change. Upon move in I was thrilled to see Jose and a few other of the maintenance team still here. Jose is reason alone to move here! As with any apartment or home, things break. But here, Jose and team are quick to respond and to fix things right. They don’t just fix things, but take into consideration safety of my child - like when my sliding closet doors were coming off the tracks in my daughters room. I’m moving back into my house end of the year and I’ll miss having him around as much as the amazing amenities of Avalon. The pool / outdoor area is unmatchable in the valley. As is the maintenance team and great spacious apartments.”

“The only positive aspects of living here are the proximity to good food and the maintenance crew. There are minimal safety measures despite the fact that the building is adjacent to Skid Row and has a significant homeless issue. A homeless man broke into an apartment with a hatchet and set off the fire alarms a few months ago, and AVA kept the entire situation hush. A homeless woman broke into my patio and stole my property. Other than forwarding my complaint to security, nothing else was done to address the incident. The same homeless man continues to sit outside my apartment and smoke for months. When I call courtesy patrol, no one shows up. Roland from the leasing office mentioned that I could move into a different apartment, but when I emailed him about this and requested to talk in person, he never responded. He was also the one who insinuated that all first floor apartments have a home security system as part of the lease. It wasn’t until after I signed the lease that he told me that I had to pay for the security system myself (and actually my apartment doesn’t have a built in system anyway). Don’t live here if you value personal safety.”

“Location: great location for good views and some nearby walkable restaurants. The promenade is an enjoyable for daily walks with lots of space for non car activities. Building: showing some age but remodeling many areas and the inside of the complex is very clean and quiet. Love the plants everywhere. Staff: The cleaning and maintenance staff are great and ver friendly. The front desk staff are always very helpful. Some community events which are a nice touch. Management company: the only downside to the place is the management company ES Ring. There is a lot of staff turnover because I presume they don’t pay very well. Which is a shame. They also obviously cut every corner possible to turn more profit by providing the bare minimum resources for maintenance to actually be able to do their job. For example, after being here for over a year, they finally cleaned the windows just this month. They also have a hot tub renovation that was started before I moved in and and still a big hole in the ground after 14 months- which is unfortunate if you are one of the apartments that has had to look at a tarp for the past year. Overall I would live here again. You pay a premium to be here buy I think it is worth it. The problem really is just with the property management business side. I hope they get their act together because they have hired great people and I like living here.”

“I've lived at Lincoln Place Apartments for about a year now, and so far it's been an exceptional experience. The grounds are always green, clean, and blooming with new trees (fruit trees to be exact!). Not only that, but when I need a repair done someone is able to come by within 1-2 days, but if it's urgent they come by even sooner. I'm very excited to utilize the pool and gym this summer, as there were COVID restrictions implemented the last couple of months. Luckily we were able to walk to the park and use the grills nearby when everything else was closed. I highly recommend checking this place out if you're looking in the Venice area!”

My husband and I met with Liz the day before we moved in and she made sure that we were taken care of and had everything we needed. Ivan held our hand through the lease process and he made sure that we had support to complete all our documents before moving in. “We've lived here for 3 months. There are a couple nice things, like the pools and the gym. The elevator has broken down 5 times since we've been here. Not an exaggeration.The most recent time it was out for 4.5 days. We live on the third floor, and have a baby and a toddler. Raise your hand if you've tried to go up and down 3 flights of stairs multiple times each day with 2 babies and the mounds of stuff you have to bring around for the children. My mom came to visit us but she's disabled and uses a walker. She drove all the way here and just couldn't come up and see her grand children. I'm so confused, because if it breaks, fix it. If it breaks 5 times within 3 months, they've obviously never actually fixed it. Also if it's broken down 5 times in 3 months, it's time for a major renovation and a new elevator. Who knows how many times it's broken down before we moved in? Lord willing, there are no disabled residents on any floor except ground level. On a separate note, they also have a ~$150 additional monthly fee for trash, sewage, and water. We obviously used the SAME services at our previous building and they were $30 a month. I am baffled at the discrepancy in price. I've tried talking to staff about it and after demanding on 3 occasions to speak with management, they finally obliged. The maintenance manager Terry was great to speak with, and very understanding. However it will likely lead nowhere. It was a "I'll bring it up to my boss and see what he says" situation. To sum up this too-long review, the premises are generally nice, the elevator and those in charge of repairing it suck, and the extra fees are so unnecessarily ridiculous.”

“Camden properties have really went too far. Please see the pictures and ask yourself is that move in condition? This is what they expected my 20 year old son, and his first experience being on his own to live in. . This is what $4000 a month will get you at Camden Harbor View in Long Beach, California. Not only did they let him sign a lease, knowing that the property was absolutely filthy and uninhabitable, the rotten people working at the desk for the property management on the weekend took defense real quick and were real short with me when I was trying to explain and show them their property in depth with a few pictures I took. Then just one short day to cash the check so I wouldn’t get it back to put towards another place. Not to mention the U-Haul was two days at a minimum over to due to their and two nights at a hotel because I wasn’t about to put my property in that infestation pests cockroaches and whatever else was there unknown. I can’t imagine if the corporate even cares the upper management of Camden need to figure that has some type of Dignity and respect to make this, right and immediately give my son back his deposit The entire deposit do you want to take two days off? Prorating him back what’s left of the deposit? Can you believe this everybody knows Even a child knows that place is extremely filthy. Now I understand that it’s probably a few bad people or maybe just one bag person there who knows and Camden truly doesn’t want their properties rented out like that especially on the first day of possession when it’s not even in movable or living condition however that’s why I’m reaching out here. Giving them an opportunity to have the review removed an opportunity for them to make up for the hotel stay to take the two days off I what they charge my son and pay for his U-Haul. That was two days over. Know if this company was any decent, they would go ahead. And make it right. So we will give them an opportunity to do so. However, if I don’t Tuesday that’s three days then they can expect a small claims lawsuit at the local Courthouse here and trust me with the judge sees those pictures and the lack of care, and the lack of responsibility, knowing that it’s their fault and there’s no doubt about it He’s gonna lay down the law in my son’s favorite and probably for 3 to 7 times the that were requesting. This is an edit. Apparently my son was told by the management team that was there on Friday. That’s the day he took possession of the uninhabitable garden, do you know the third world country apartment, he was told that there would be a exterminator there at 9 AM and told him to to vacate the property, and had him sign something saying that he was OK with exterminator to make it, or give it a chance anyways, to make it right, however, they never showed up so not only did they deliver the absolute worst possible service in a total useless apartment, but they also lied on top of it to compound the horrific reality of being a total failure. And speaking of reality, I don’t think I’ve ever taken a quicker deuce in my life then I did at that apartment.. I got off the toilet and in record time. My son is pretty shy, but I’m not, so I thought it might be a good idea and two add a few of the neighbors if they had any unwanted visitors in the form of a pest or insect(s) one of the new neighbors that just moved in as my son did, had said no. I believe her however, she was only there for two hours, but I did ask everyone I came in contact with between The Apartments and the parking garage and they all said yes, there is an infestation. One of them suggested to take refuge in building number two as my son was in building number five and no sooner than that was said the manager approached my wife and son, and made that very same suggestion. I guess the reasoning is with their mentality the closer to the leasing office the better condition the building will be in since the leasing agent Hass to give tours to new prospects, seeking to lease or become future resident(s).lazy people.”

“Quite a fresh and neat complex. Exactly until the moment when you are not faced with the quality of the technical content. Security leaves much to be desired, the response to problems not addressed to management about the shortcomings of the complex is not resolved. Everything is very long. I won’t say anything bad about the front desk employees, but everyone who stands after them does an absolutely terrible job and doesn’t want to properly resolve the basic requests of residents. As a result, it's a solid 3 stars. There is no quality service here, at least for the last year. More examples: The Jacuzzi has not been working for almost 2 months after homeless people entered the complex and had a great wash there. Entrance gates did not work for 3 months They can't replace the lamp in the pool for 2 months. They haven’t been able to put grills in order for a whole year and make them fully functional for everyone, not just those with lighters :) Corners in parking lots pissed on by dogs and a terrible smell near the main entrance to the building... and dozens more unpleasant little things... Perhaps everything should be justified by the price? But it will take a couple of days to fix everything, but no one is doing it, and apparently is not going to”
