”I recently ended a lease with them of a year long. I would advise against renting with them as they are very carefully worded in their contracts so that tenants cannot do anything about getting their full refund. The location itself had employees that were very helpful but the person assigned to manage my specific property was useless when it came to answering any questions I had ever asked. Mostly never responding. I was charged a cleaning fee of 250 for the carpet when I had the entire thing covered in an insulated mat my entire stay and I left it better than I received it. I was also charged 750 for the paint even after I filled every hole with sparkle. Also a cleaning fee of 150. I had some charges that were fair and that was fine but the paint and carpet cleaning were unreal. Never again. Attached is how I left the property, better than I received it.”

”I wish I could report differently, but overall I did not have a great move-in experience with Sacramento Delta Property Management. Their customer service is poor. I had a mishap where my uhaul broke down mid trip from southern california on the day when I was supposed to pick up the key to my apartment. I called immediately to reschedule a pick up time that day, if not the following day, but because it was nearing a holiday weekend they were unwilling to accomodate a later pick up. I had to turn back, eat up the traveling costs and completely reschedule the move, then start over the following week. When I arrived the following week to pick up the key, the property manager that apparently was assigned to my property was not present and left no direction to office staff so when I went to pick up my key, they had no idea where it was and were about to turn me away. It took about 20-30 minutes for them to find the key, but I ultimately was able to get it. The apartment did not seem like it was professionally cleaned and inspected upon arrival, but at that point I really needed to move in because of their delay. The pictures shown here are of some of the kitchen drawers which contained dead bugs. I wasn't exactly expecting perfection at this point, but was really bummed in finding things throughout that just wouldn't jive with other property management companies. Some other things of mention are: the condition of the kitchen countertops (they're concrete, but the finish on them is severly worn, and unsafe to prepare food on), painted over mold spots in the bathroom, and lighting fixtures not completely secured to the walls. If I can help it, I won't be renting from anybody utilizing SacDelta after my lease is up. The attention to detail”

They respond quickly to all inquiries and respond to resident's requests in a professional and timely manner. Tom organizes some nice events almost every month. Pat and Allan are great managers who have handled some complaints that happen in the general course of living in an apartment in a thoughtful and timely manner. I appreciate their professionalism. The maintenance crew is also on top of everything and quickly responds to work orders and make sure you are satisfied before marking the order as complete. Upon move in I was thrilled to see Jose and a few other of the maintenance team still here. Jose is reason alone to move here! As with any apartment or home, things break. But here, Jose and team are quick to respond and to fix things right. They don’t just fix things, but take into consideration safety of my child - like when my sliding closet doors were coming off the tracks in my daughters room. I’m moving back into my house end of the year and I’ll miss having him around as much as the amazing amenities of Avalon. The pool / outdoor area is unmatchable in the valley. As is the maintenance team and great spacious apartments.”

From viewing to leasing to moving in, both Zayar and Mimi made my move stress-free. The staff here are great and so is the community. The complex is quiet and everyone is really chill and friendly.
