“I lived in The Park for 2 years and it was the absolute best apartment I’ve lived in since coming to the US. My leasing agent is Josephine, she is phenomenal! She was a great help since the day I stepped foot in the leasing office and was helpful and supportive until the day I moved out (moving to a different city for school). Honestly, everybody I met at the Park was friendly, smiling, helpful and professional. I never had any issues that weren’t resolved in the same day. Their maintenance team is amazing! My requests were usually addressed the next business day and emergency requests don’t take more than an hour until they’re knocking on my door! The area itself is so beautiful and the location is close to almost everything! Giant & Starbucks within 5-10 mins walking distance, Costco, Target and the fashion center are 5-10 mins driving. The apartment I rented was a terrace 2 bedroom and it was absolutely beautiful! It was spacious and designed with lots of closet space and storage throughout the apartment. I loved that all buildings are 11-12 apartments each which made me feel very safe and get to know my neighbors well. All in all, it’s a beautiful place and if I ever come back to Arlington, I’m definitely going back to The Park🤍”

”My nearly two-year tenure at 4040 Wilson apartments was a mixed bag, tarnished primarily by the management's handling of security deposits. As a homeowner, landlord, and licensed realtor with expertise in renovations and building materials, I was shocked when the management company retained a significant portion of my deposit for what I firmly believe were normal wear and tear issues. Upon meticulous inspection and even documenting the apartment's condition with a move-out video, I confidently left the premises in impeccable shape. However, the management's decision to withhold roughly $1500 for three negligible issues left me bewildered. After multiple discussions, they eventually reduced the amount to $600, citing regular use of a glass cooktop, a minor scratch on the dryer door, and a small rust stain caused by a magnet on the refrigerator. They also noted a dent in the floor and needing to re-glaze a tub, but that was taken out. It became apparent that this deposit retention practice was not an isolated incident, as other former tenants had similar experiences. Beyond the deposit issue, I encountered additional drawbacks during my stay. The elevators proved consistently slow and occasionally out of service, causing frustration and delays. Parking was not only expensive but also limited in space, making maneuvering difficult and adding unnecessary time to enter and exit the property. Furthermore, the balconies felt unsafe, rendering them virtually unusable, which was disappointing. On the positive side, the staff was generally friendly, and the presence of a 24/7 concierge offered convenience and a sense of security. The neighborhood surrounding 4040 Wilson was fantastic, with a plethora of amenities within walking distance. In conclusion, while the location and staff at 4040 Wilson apartments had their merits, the negative aspects of the deposit retention policy, slow elevators, expensive and tight parking, and unsafe balconies cannot be overlooked. Prospective tenants should exercise caution and document the apartment's condition extensively to protect their deposit. It is my hope that sharing this review will shed light on the questionable practices at 4040 Wilson and encourage a reconsideration of their deposit retention policies.”

”The management and ownership are greedy and don’t care about residents or their vehicles. They recently decided to make half of the downstairs parking reserved and didn’t even bother to put proper signage to mark the spaces. All they have is unclear markings painted on the floor that you won’t see when you pull into the spot and are not visible at all if there is rain or debris. The towing company they contract is unprofessional so they will drag your car and cause damages then threaten you when you confront them. Included are pictures of reserved spaces where you can’t even see the markings on the ground as well as drag marks from improper towing methods. Also included is the clerk of A-1 towing threatening me with a rock once I voiced concerns about my vehicle damage. Predatory behavior targeting residents all to fill the pockets of the management and tow company at the expense of residents.”

”The office staff and maintenance staff are completely INCOMPETENT. I moved in June 2023 and my microwave was cracked, had no handle, and a screw sticking out. My A/C was also broken and it was 80-90 degrees outside and I am on the third floor. We immediately notified maintenance & leasing office. Somehow we managed to get the a/c fixed but it is now January 2024 and my microwave has not been touched. The front glass piece fell off and it is completely useless. I have put in numerous work orders, emails, and calls. I keep being told microwaves are on "back order" but I don't see how this is possible for so long. I have even gone into the office and offered to fix the issue myself if they are willing to reimburse me. Of course they said no and that if I want to break my lease it will be a 2500$ charge! In addition, since living here we have ended up having to fix numerous issues ourselves such as the toilet. Let's not mention the fact the maintenance people WILL close your work order to get rid of it even if they did not fulfill it! I went in today to get down to the bottom of the issue and was completely disrespected when the woman i was speaking with told me she was going to call to get an ETA of shipment and ended up calling someone in the room next door where I could see both of them on the phone with eachother!!!!! Why not just come speak to me? I will definitely not be renewing my lease!”

”When scheduling a tour online, the choices are in person or self-guided. We scheduled an in person tour at a specific time. In the days prior, they sent multiple texts and emails even after we confirmed. We arrived at our scheduled appt time and were first in a line of 4+ people. Yet we waited while she helped people behind us. About 20 min after our scheduled time, we were invited into the office. The agent did not introduce herself and was not very friendly. She told us they only offer self-guided tours and their website was not updated. We were interrupted by a frantic tenant who said water was pouring into her apartment from the unit above her. She said water was everywhere and they would need a place to stay while it was being cleaned up. The agent told her they could stay in a vacant unit. The tenant asked how that was feasible in an unfurnished unit. The agent seemed very unsympathetic and said that’s the policy. The tenant said they needed to be put up in a hotel. If this is how Bell treats potential and current tenants, no thank you! Very poor service.”

”I’ve lived at TGM Ridge with my family for a year and it is hands-down the best apartment I’ve rented in Northern VA. Management and maintenance teams are excellent, helpful, responsive, and easy to work with. We’ve had an especially positive experience with the property manager Faith and the leasing office staff. Any issues we bring up to management or maintenance are addressed fully and promptly. We’ve had no major problems with the apartment or the community and it has been a pleasant experience so far. We love the dog park, gym, plenty of parking, and proximity to shopping centers, parks, and highways 66 & 29. The apartment unit is spacious and recently renovated / modern. My favorite parts of living in a top floor apartment are the gorgeous view of the sunsets and grassy fields of the property, the privacy, and the quiet from being up away from the roads and traffic; it’s worth the hike up the stairs. It’s a clean and quiet community; it’s a great location; high quality and affordable for the area. Overall very happy with our experience here!”

”Lived here for 8 months. The property was not well taken care of, the actual living space was cheap and everything fell apart. It took weeks to get a minor maintenance request looked at. The gates never closed because they were broken for 5 out of the 8 months we lived there. The maintenance team bangs on doors at 1 in the morning over “emergencies” and the property team doesn’t do anything to alleviate the concern of a random man banging on the door in the middle of the night. They act like that’s normal and they don’t owe the residents any explanation. There are rats all over the communal trash compactor. My dog got giardia within the first month of living there from all the dog poop that is all over the property. We lived on the top floor and had ants all over the place. There are huge cracks between the door and the frame which lets all sorts of bugs in and lets all of the heat/cool air out. Your utilities are expensive for no reason. And when you try to leave, they nickel and dime you for every little thing. We were told we left $1000+ in damages that we owe which is completely false. We left that hell hole in better shape than we got it. Don’t live here if you have any self respect.”

”UPDATE 11/6: I moved out of Avalon Potomac Yard on August 28 and have NOT received my itemized list of deposit deductions and remaining deposit amount. I have called the billing office 3 times with no resolution. They are "expediting" the check now. Per VA tenant law, I should be entitled to the full deposit amount as we are well beyond 45 days of having moved out of the apartment. Avalon blames USPS - they actually had the WRONG address for me initially and said the check was lost in the mail twice now even after updating with my correct address. If you make the decision move here, do not get a parking pass. It costs $75/mo. Park on the street as the garage door has been broken for over 7 months and cars are being broken into in the garage. Fire alarms go off on a regular basis causing full building evacuations. The leasing office staff keep their doors locked and shades down - you cannot stop by the leasing office without an appointment. Full disclosure I am in a one bedroom with a den and my rent is being raised $300/mo if I renew for the same unit for 13 months. No negotiation whatsoever. Do not overpay for this place. You can rent a townhouse in old town at these prices. UPDATE: Leasing office did not input my forwarding address correctly in their system after providing it to them twice, and I have yet to receive my itemized deposit deductions within the 45 day window. When I reached out to them they directed me to their "billing" line and were unhelpful. Be aware of these business practices and quadruple-check that they have your forwarding address correctly noted upon move out.”

”Two words: ROACH INFESTATION!!!!!! I'm not going to even talk about the fake reviews that they wrote for this place, it's honestly laughable. Because anyone who actually lives here, knows how horrible everything is. Absolutely disgusting living conditions and they DO NOT CARE. It doesn't matter how clean you are, the apartments are INFESTED WITH ROACHES. When I was showering, two big roaches crawled out from the bathroom sink. In all the apartments I've ever lived in, I never had any roaches, so I know I'm not the problem. Keep in mind we only lived here for approximately 5-6 months. There was no way we could survive 12 months living in this garbage dump. The only solution they offer is to have someone come and spray your apartment with some weak solution that the roaches have probably built an immunity to. Still saw roaches the next day. At that point we just gave up, because they weren't proactively trying to solve the problem. Our apartment flooded with water from upstairs last year and they absolutely did not care, nor did they do anything to help our situation. They were aggressive when approached about it and we were told "it's not their responsibility- renters insurance will cover it". There was no empathy and they made it evident that they did not give a flying F. Apparently to them, nothing is EVER their fault, when that is clearly not the case. They put all the blame on our new neighbor that had moved in a few days before the incident. Not to mention how unsafe the entire complex is, our other neighbor's car windows got smashed out, THE FIRST WEEK THEY MOVED IN. My boyfriend and I moved here because we were desperate for a place that was in our budget. BIG MISTAKE. This place is not worth it, not in the very least. It was so bad that we paid two months rent to break our lease because of how horrid the conditions were. If budget is a concern, please go to Meridian Bay Apartments and ask for Markela, she will save you so much trouble and headache. This apartment will approve of anyone to live here, they don't have any standards because all they care about is money. While that may be a good thing to some, be aware of the company you will keep. In the short span of time I lived here, there was a dead body down the street in the bushes. Also, drug and gang activity happening right down the street. Very unsafe for women and children, I would say just for everyone in general tbh. This place is run by SLUMLORDS.”
