“We lived in this building (425 Blvd) for around 6 years and really enjoyed it. The building has good amenities, very responsive maintenance staff and great front desk team members. The front desk manager Hector and package manager Mariano are the best! The location is extremely convenient if you work in Manhattan. On weekdays connectivity to the city is great but gets slower and fewer options on weekends. We made a decision to move because our apartment has not been renovated since long before we moved in but the rent hikes post covid have been steep year on year.”

This apartment met my expectations so far. Only complaints that cannot be resolved : 1. Minor (sometime major) noise from upstairs, especially when the kids running around. 2. Temperature does not go beyond 70 degrees during winter months. Somewhat cold, but I am getting used to it.”

”I’m a current resident for the past year. This holiday season has been an absolute headache with no hopes of the issue being fixed. Within a two week span my family has had THREE packages stolen after it being left at the wrong building by flex deliveries. When I asked the management what can be done about it, I was essentially told to hope the person who picks up the package is nice enough to return it to the delivery room or to the clubhouse. I have picture evidence my packages are being left specifically at building 14, so someone from building 14 is stealing packages. For a community who is raising my rent $250 a month starting January, you think they would install security outside building doors. Renters beware.”

”Built by the lowest bidder to look fancy, so the owners can charge the highest amount possible in rent. The buildings are starting to fall apart and the amenities are lackluster. There is a pool however, which people use as a bathroom; this did happen on more than one occasion and I was lucky enough to have seen it. Elevators break for months on end, police/firemen are called on a regular basis, and drug dealers operate out of the bottom floors. There's rat traps everywhere and their "100% smoke free living" claim is a joke. As of writing this the facilities have further declined. To date: There are major cracks and nail pops in the drywall and plaster. The water main has broken several times, rendering the use of the shower or toilet impossible. Drunken screaming matches are heard nightly in the parking area by the pool. Good luck if you sign a contract with the slum lords that are Avalon.”

”Have been here around 5 months. It's conveniently located in between a shopping mall and a town center, and the freeway is just 2 minutes away. Any sort of shopping or service needs are less than 10 minutes (walk and / drive away). The building itself is maintained very well. The gym has sufficient equipments (perhaps more free weights for the squat rack would be good). I haven't used the pool, but see that people frequent it. I've mostly dealt with Fran, and Nikko from the management team, and service team members Jose, and Adam. All of them are friendly to deal with and quick to assist with your request. Moreover, there's some competition / giveaways that happen on a monthly basis, which is good fun. The apartments have carpet floors, which is tough to maintain (especially with kids at home). The smoke detector in our apartment is sensitive and starts buzzing even when there's steam from cooking. But better safe than sorry, I guess. One thing that we would really love to see is a small park or playground for kids. Believe this is the biggest drawback for a young family. We have had no issues with our neighbors. Some of the pet can get loud, but you'll only hear the barks when in the hallways, and not when you're in the apartment. Slightly small for the price point, but compensated by the convenience.”

There were lots of nice people walking their dogs. Places along the walking routes had doggie dumpsters, so nothing need be left on the grounds. My opinion, lovely place!”
